You are purchasing a Bodo Hennig Dollhouse Town Mansion Palace Kit Rare Retired also known as the city place Puppenhaus Stadtpalais Item# 4038. Please read full description in listing. It measures approx per the box height of rooms approx 8,7 inches total height approx 37,4 inches that is what is has on the box details. This is a very hard to find house from Bodo Hennig. Only a portion of the original box remains the box was damaged you will get only a portion of the lid. It is missing the one of the 3 thin support bars (one of the short ones) they are the support for the roof to go on the top of the house. Just in case its something that can be used to replace it. Also the longer bar needs to be repaired glued its so thin it snapped in half. All hardware decor knobs and glue is there.

The roof(picture#5) is supposed to fold down in a triangle shape on the however it was held by very thin tape barley visible tape, so once put together in the spots on the house it needs to be glued there I would not use tape as its solid heavy wood. So its two even parts right now. Its a common flaw like this in every kit I have seen for this item. There is no broken pieces there, it just the tape used does not hold. The blue wallpaper bottom floor at the bottom has an age stain there and there is a few other small age stains on the wallpaper but that is the most noticeable one.

Few very tiny pink marks on one area of the wallpaper shown in the close ups. Decor bar has minor age spot at the edge shown in the close ups. Back white has minor soil aging spots shown in the photos. Minor edge wear to the pieces mostly the very edge end of the paper.

This has its instructions some creases and few minor tears everything is readable. All pieces are there except the small support bar mentioned before.

The original price for the mansion was 400. This is old dollhouse store stock from my mothers estate who had a doll/dollhouse shop in the 1970s-1990s she carried a lot of the Bodo Hennig items in her dollhouse store besides collecting it. I gave you the cheapest option and the priority option.
